The Neighborhood

A Ranch That Became a Neighborhood

Davenport Ranch started as a cattle ranch. In 1947, Osceola Heard Davenport bought close to 1,300 acres near Lake Austin. The Robertson family bought the land in 1967.

Plans for the Loop 360 bridge changed everything. In the late 1970s the family began to build a planned community here. The bridge opened in 1982. Most homes went up from the mid-1980s to the mid-2000s. Lots run from about a tenth of an acre to more than three acres. Many homes top 3,800 square feet. That means a lot of slab work on slopes, and a lot of older driveways now due for a replacement.

What Davenport Ranch Lots Demand

These are the things that shape almost every job we do here.

  • Limestone close to the surface. West Austin sits on Edwards and Glen Rose limestone, so digging takes planning
  • Steep lots and canyon views. Grade and drainage drive the design of every slab and driveway
  • Lake Austin watershed rules. The city limits how much driveway and patio a lot can carry
  • Wild Basin Wilderness Preserve next door. Some of its land came from Davenport Ranch
  • Homes from the 1980s and 1990s. Old flatwork often needs to come out before new work goes in
  • HOA rules. The Davenport Ranch Master Association and some section groups review outside work

Water & Slope

Building in the Lake Austin Watershed

Davenport Ranch is inside Austin city limits. It sits in the Lake Austin watershed, in the city's Drinking Water Protection Zone. Site plans here fall under the Lake Austin Watershed Ordinance from 1984.

For you, that means a cap on how much of the lot can be hard surface. A wider driveway or a big patio can push a lot over that line. We plan the flatwork and the drainage together, so the job fits the rules before we pour.

  • Hard-surface limits checked before we price the job
  • Drainage planned for steep grades
  • Trees protected under the City of Austin tree rules
  • Truck and pump routes planned on hilly streets

Driveways & The Right-of-Way

Why the ROW License Matters Here

A new driveway in Davenport Ranch often means new work at the street. The approach, the curb and the sidewalk all sit in the City of Austin right-of-way. That work needs a permit and a licensed right-of-way contractor.

DB Concrete is a City of Austin right-of-way contractor. We pull the permit and pour the approach to city detail. You don't have to find a second contractor halfway through the job.

Common Questions

Davenport Ranch Concrete Questions

Is the quote really free?

Yes. We come out, look at the lot, and give you a written price. You don't owe us anything to get it.

Can you work on a steep lot?

Yes. Most of Davenport Ranch is sloped, and we plan for it. We look at grade, access and drainage on the first visit, before we give you a price. See our sitework.

How much driveway can my lot have?

The city caps hard surface on lots in the Lake Austin watershed. The limit depends on your lot. We check it before we design a wider driveway or a new patio.

What if my HOA has to sign off?

That's common here. We give you the plans and details your HOA asks for, so the review goes smoothly before we start.
